Why Staylight exists

Not property management. Stewardship.

Most rental managers treat a house as inventory: list it, clean it, turn it over, repeat. We think the place people sleep is part of the trip, not the gap between the good parts.

So we look after the atmosphere as closely as the calendar: how the morning light hits the kitchen, the note about which trailhead is still quiet at seven, the coffee that's actually worth drinking. It's slower work. It's also why guests come back.

The Property Journal

Every place we look after keeps a journal.

For each property, we keep a Property Journal: a living record of the place. It starts with why you chose it. It grows with what guests find there, the favorite spots nearby, and every change we make along the way.

Guests read it when they arrive and add to it before they leave. You can open it whenever you like. After a few seasons it holds what a listing never can: the evidence that people really lived a little there.

    We walk the property with you, talk through pricing and setup, and put it all in a short agreement you can read in one sitting.

  3. We get it ready and running

    Listing, guest guide, cleaning team, and the first page of the Journal. Then we open the calendar.

  4. Monthly statements keep you in it

    Each month you get a clear statement and a few notes on how the place is doing. Call anytime. It's still your house.

Arizona & Utah.

We're starting in the Short Creek valley, where Hildale, Utah and Colorado City, Arizona sit on either side of the state line, under the Vermilion Cliffs and about an hour from Zion.

Utah

Starting in Hildale. Red rock country, about an hour from Zion Canyon. Kolob Canyons, the quieter entrance to the park, is about the same distance.

Questions

The things owners ask first.

What do you charge?

Full Care is 20% of gross booking revenue, and that's the whole management fee. Essentials and Multi-property are priced per situation; you'll get a clear number during the consult.

Is there a setup fee?

No. Onboarding is $0. If the property needs anything before it's ready for guests (linens, a lockbox, a repair), we'll tell you what and why before anything is bought, and you pay only what it costs.

Am I locked into a contract?

No. Either of us can end the agreement with 30 days' notice. We'd rather earn the next month than trap you in it.

Who pays for cleaning?

Guests pay a cleaning fee on each booking, and it goes to the cleaning team. We pass it through at cost. Staylight doesn't add a markup.

What kinds of rentals do you manage?

Short-term rentals, meaning stays of 29 nights or fewer. Houses, cabins, casitas, and guest suites all qualify if they're in or near our area. We don't manage long-term leases.

What's the Property Journal?

A living record we keep for each property: why you chose it, favorite local spots, stories guests leave behind, and the changes made over time. Guests and owners add to it, and it becomes part of what makes a stay feel like it happened somewhere, not just anywhere.
